TN Groundworks & Civils were appointed to deliver a residential groundworks package on a highly constrained development site.
The client was under significant programme and cost pressure, requiring a contractor capable of delivering both commercial efficiency and technical precision.
TN were awarded the project due to their ability to deliver the works at a highly competitive rate, approximately £30,000 below competing contractors.
Project Challenge
The project presented several significant challenges from the outset.
The site had extremely restricted access, with a single dirt road serving as the only entry and exit point for all plant, materials, and deliveries.
This created a tightly controlled logistics environment with limited space for material storage, movement, and turnaround of machinery.
In addition, part of the works required careful coordination around an existing structure that had not previously been underpinned, introducing additional structural risk and sequencing complexity.
Strategic Delivery Approach
To manage the access and sequencing constraints, TN implemented a highly controlled logistics and delivery system.
All materials were scheduled in advance and aligned precisely with the construction sequence, ensuring deliveries arrived only when required for immediate use.
This reduced site congestion and eliminated inefficiencies caused by limited storage capacity.
The project was also delivered using ENGCON tilt rotator technology, allowing plant operators to maximise productivity within a restricted working footprint by reducing the need for constant machine repositioning.
Earthworks & Foundations Delivery
The works commenced with excavation for piles, followed by careful propping and stabilisation works.
Reinforcement cages were then installed for pile caps and ground beams, forming the structural foundation framework for the development.
Once structural elements were installed, the site progressed into controlled backfilling operations in preparation for concrete pours.
Each phase was carefully sequenced to ensure structural integrity was maintained while maximising efficiency in a constrained working environment.
Constrained Site Delivery
Due to the restricted access conditions, all muck-away operations and material movements were tightly managed throughout the duration of the project.
Every movement of plant and materials was scheduled to avoid disruption and ensure continuous progress on site.
This structured approach allowed multiple phases of work to progress without congestion or downtime, despite the limited access point.
Parallel Delivery Approach
Although constrained in space, the project was delivered using a phased, overlapping workflow.
As piling and structural works progressed in one area, preparation works and backfilling activities were coordinated in parallel across other sections of the site.
This ensured that the programme maintained momentum despite logistical limitations and external delays outside of TN’s control.

The project was successfully delivered within programme and budget, despite significant logistical constraints and external delays.
