TN Groundworks & Civils were appointed to deliver all enabling works, earthworks, foundations, drainage, roads, and infrastructure for a 24-plot residential development.

The project was delivered on a highly constrained site, requiring careful coordination due to restricted access and the presence of an operational public facility within the development boundary.

A key requirement was that the existing pub and its car park remained fully operational throughout the duration of the works.

Project challenge

From the outset, the site presented significant logistical and operational constraints.

The development was located around an existing pub, meaning public access, vehicle movement, and car park operations had to remain fully functional at all times.

In addition, site access was restricted, limiting the ability to move plant, materials, and operatives efficiently across the site.

This created a key challenge: how to deliver full groundworks while maintaining a live public environment and constrained access conditions.

Strategic Delivery Approach

To overcome these constraints, TN implemented a phased delivery strategy from the outset of the project.

Initial works focused on constructing the existing car park area and establishing a temporary access solution. This ensured the pub remained fully operational while enabling controlled entry to the wider site.

Once access was established, the site was progressively opened up through careful sequencing, allowing construction activity to move around the operational areas without disruption.

This approach ensured construction and public use of the site could coexist safely and efficiently.

Earthworks & Foundations Delivery

Following enabling and access works, TN progressed into phased earthworks and foundation installation across the development.

Works were carefully sequenced so that one section of the site was fully prepared and delivered before moving onto the next.

This allowed the client’s build programme to commence early on completed plots, while groundworks continued in other areas.

By maintaining a structured progression across the site, TN ensured there was no downtime between construction phases.

Phased Infrastructure Delivery

Once initial plot foundations were completed, TN moved into roads, drainage, and infrastructure works.

The site was divided into clearly defined working zones, allowing multiple phases of construction to progress simultaneously without interference.

As one area moved into superstructure and housebuilding stages, TN progressed into the next section of groundworks delivery.
